Q: How is the price to be offered for my house determined?
A: Great question, and we are an open book. Our process is very simple. We look at the location of the property, what repairs are needed, the current condition of the property and the values of comparable homes recently sold in the area. As you know, home values have taken a big hit in the last 5 years and most areas have not raised prices again. We take many pieces of information into consideration and then come up with a fair price that works for us and for you too.
Q: Are there any fees or commissions to work with you?
A: Here’s what sets us apart from the traditional method of selling your home: There are NO fees or commissions when you sell your home to us. We’ll make you an offer, and if it fits, we’ll buy your home (and often pay closing costs, too). No hassle. No fees. Q: How are you different from a real estate agent?
A: Real estate agents list properties and wait for someone to buy them. The agent shows the properties to prospective buyers if there are any (the average time to sell a property in many markets right now is 6 to 12 months). If they find a buyer, they take a percentage of the sale price. Most often, the agent’s commission is 3-6% of your home’s sale price (so if it’s a $ 100,000 home, you’ll pay between $ 3,000 and $ 6,000 in commissions to an agent). Agents provide excellent service for homeowners who can wait 6-12 months to sell and who don’t mind giving up some of that sales price to pay commissions. But that’s where we are different: we are not agents, we are home buyers. Our company actually buys houses. We do not list houses. Since we are the ones who buy your home and pay cash, we can make the decision to buy your home in a few days (sometimes the same day). Again, we make a living by taking the risk of buying the house with our own cash, repairing the house, and marketing it ourselves to find a buyer (which is the hardest part in this market).
